Phase I: Design Phase
The Design Phase is composed of the four following stages:
• Stage 1 Concept Design
• Stage 2 Schematic Design (SD)
• Stage 3 Design Development (DD)
• Stage 4 Construction Documents (CD)
In Phase I, we develop the project step by step in close cooperation and coordination with the client. By understanding the land potential and constraints, the client's spatial and financial requirements, and the building codes and regulations, we provide the best possible direction for the design. The next step is to obtain the Building Permit and approval of the Authorities.
Phase II: Tender Phase
Through Phase II, we prepare the Tender Documents (Specifications, Bill of Quantities and Method of Measurements) and tender the project. By evaluating the Tender prices and providing the Tender Analysis report, we support the client's effort to select the most qualified contractor with the most reasonable price to construct the project.
Phase III: Construction
We closely supervise the project throughout the Construction phase until the final creation is handed over to the client. This is to ensure that the procedure and quality of work is in compliance with the design and specifications. We also act as a point of contact between contractor and client, mediating between both parties to help settle financial issues.

The UN's definition of sustainability, now adopted by LEED, is "meeting the needs of the present without compromising the ability of future generations to meet their own needs." Architects make decisions on a daily basis, which impact the natural environment, whether beneficially or adversely, and therefore they have a unique opportunity to both ensure human survival and steer society towards a sustainable future. To help guide decision-making in this challenge of sustainability, NAGA Architects adopts LEED's three key principles: 1. Social responsibility, 2. Nature stewardship, and 3. Economic prosperity. In keeping with the UN's definition, NAGA Architects see sustainability not as the delivery of perfection on the spot, but rather as an evolutionary process that caters to the needs and abilities of each client and/or project, allowing room for improvement and progress over a period of time. We seek innovative solutions to blend disciplinary standards of design excellence and principles of sustainability. We believe that through small steps that are logical and achievable, through smart planning, and decision-making, we can encourage client compliance in a movement towards a greener world. In an effort to be on a par with international sustainability standards, NAGA Architects have become a member of the USBGC and encourages all its employees to be LEED accredited. We predict that sustainability standards that are currently optional (and only achieved by adopting standards such as LEED's) will be incorporated into regular building codes in the future. At present such standards are focused solely on the building projects themselves, rather than on a more holistic approach that takes into consideration their context as well. As such, big decisions in the early stages, such as selecting the right site and choosing a sustainable form are not always as conscientious as they could be. In consequence, architects may end up with forms that are not inherently sustainable, but are made so by superficial layers of modern technology.
Since its' inception, NAGA Architects has been consistently making bold moves with regard to holistic decisions. On many occasions, we have helped clients challenge strict zoning criteria by converting them in order to provide more open space and increased community interaction within each site. A good example of this can be seen in Skycourts, a 2600 multi-family unit project, whose site we aggregated from twelve lots to one by working with the Zoning Board. Subsequently, we ended up with six towers, which allowed for large, public, open spaces in the middle of the complex and around the towers. Apart from these solutions, we also use state-of-the-art software, such as IES, to inform our designs and help us generate building forms that can easily advance towards sustainability. Furthermore, we have adopted Building Information Modeling (BIM) across all disciplines in our office, which has streamlined our coordination from project initiation through Construction Administration and facilitates the process of Integrated Project Delivery (IDP). We recognize that stewardship and environmental preservation continue to grow as a global business concern and vital consideration within the built environment. As development continues, we must find innovative ways to avoid outstripping our planet's essential resources. This innovation must start with careful planning among project stakeholders and follow through the onward transference of these strategies beyond construction and occupancy. BUILDING INFORMATION MODELING (BIM)
Building Information Modeling (BIM) is the core of NAGA’s design and engineering processes. The American Institute of Architects (AIA) defines BIM as “a model-based technology linked with a database of project information.” BIM Processes empower NAGA Architects to digitally generate and manage the physical and functional characteristics of form and space by creating data driven three-dimensional models. NAGA Architects starts developing intelligent models at the early conceptual stages of a project and continues to evolve them through their design & construction lifecycles. This process allows for efficient coordination and a drastic reduction in design errors. Our design team virtually constructs coordinated BIM Models for all disciplines and manages them within a well-established BIM framework that maintains accuracy, efficiency, and quality across all of our projects.
